New Polar Park Apartment Building Planned In Worcester

WORCESTER, MA — A Northborough-based developer is seeking approval from the city to build a second apartment building next door to one revealed in planning documents earlier this month.

The developer Polar Views, LLC, in July filed plans for a six-story building with 35 one and two-bedroom apartments — and a top floor penthouse — at 39 Lamartine St.

New plans show that the developer also wants to build a four-story, 12-unit multifamily building next door at 10 Grosvenor St., currently the site of a single-family home. The building would include one rental unit affordable at 80 percent of area-median income to comply with Worcester’s new inclusionary zoning ordinance.

According to county property records, Daniel Yarnie purchased the 10 Grosvenor property in November 2023 from the Presbyterian Church of Ghana for $370,000. Daniel and Rebecca Yarnie are listed as the managers of Polar Views.

The developer wants the ZBA to approve variances related to parking minimums and setbacks, according to the plan filing.

If completed, the two Polar Views developments would be the most significant new buildings southwest of Polar Park following the recent opening of The Revington along Madison Street. Several blocks in the area were cleared during the construction of Polar Park in anticipation of developments linked to the stadium, including a hotel, biotech building and apartments.
