CHERRY HILL, NJ — A proposed daycare center serving 150 children is set for a hearing Thursday at the Cherry Hill Zoning Board meeting.
MIRA Properties, a Philadelphia-based developer, wants to build a Kiddie Academy facility at the corner of Kresson Road and Browning Lane. Kiddie Academy is a daycare franchise with more than 300 locations nationwide.
The proposed site encompasses two wooded lots, which would be combined. Each parcel used to have a single-family home, which were demolished about 15 years ago, according to township records.

Kiddie Academy would have an 8,885-square-foot daycare facility and a 3,500-square-foot fenced-in play area. Two driveways would be constructed — one on Kresson Road and one on Browning Lane — for vehicles entering and exiting the 43-space parking lot.
MIRA is seeking a use variance, since daycare facilities are currently not permitted in the residential zone. Township officials granted similar approvals to the pediatric office next door on Kresson Road.

The area mostly contains single-family homes. Rosa International Middle School is located to the southwest across Browning Road.
MIRA is also seeking variances to reduce the allowable buffer between its property and the medical office’s from 25 feet to 3 feet.
Twenty-two trees would be removed from the property, but 26 would get planted.
A traffic impact study found that the proposed daycare would add 99 daily trips during the weekday-morning peak hour and 56 new trips during the P.M. peak hour, according to documents in MIRA’s application.
Drivers would be allowed to enter the Kresson Road entrance from both directions of the roadway, but exiting from that point would require a right turn. At the Browning Lane driveway, drivers can exit in their direction but can only enter by turning right, according to the proposal.
The application was set to be heard Aug. 15 but got rescheduled for Thursday’s meeting.
